You brought all of this misery onto yourself. They found them a sucker to freeload off of, and youāre it. Get yourself an attorney, and get them off of the deed, if you can, and then evict them, otherwise youāre going to be out on the street.

Quit doing for them. Take care of yourself. Donāt do anything for them no cooking, errands, cleaning, etcetera. Also if they really are mentally challenged then trick them into signing the house over to you. However you had to be crazy to put them on the deed in the first place.
Never let anyone live in your house unless you are willing to lose the house. Let this be a lesson to you. There are good people out there but unfortunately, there are bad and you have no way of knowing who is who.
Before you criticize me, my husband has a home that was standing empty and the woman across the street called and asked him if he would be willing to rent it out to her son and family because they had lost their home in foreclosure. Because he knew her, he said ok. Long story short, they moved in and then refused to pay rent, old mom saying that they didnāt have any money and he should let them live there for free, that was the Christian thing to do. They took stuff in his home and sold the items at a garage sale to pay the rent. After many phone calls and fights they finally moved out, but there were many repairs needed. When the mother was told of what they did she said he did it and was blaming them. It was a nightmare

Donāt pay either and save the money up until everyone is going to be booted while securing a rental or buy another before the house hits your credit report ā¦ the only think I can think of . Or pay them a portion to take their names off and leave maybe
take out equity and buy another house and leave them thereā¦if it forecloses it will hurt ur credit temporarily

Well they ate on the deed so your only option is to make them miserable!! Stop paying the bills and let the power get turned off cable and water internet ask them for half of the bill money and if they donāt pay let it get turned off! Lock up all your food and household stuff like soap and shampoo and anything else they didnāt help pay for! Then they will be sitting in the hot dark house with no food plumbing or even internet! I promise you that will get old fast and they will move on to another house where they can have others pay their way! It wonāt be easy but of you stand your ground it will work!

How did they get on the deed if they are mentally incompetent?

You can take them to court. Easy if the loan is only in your name. But if itās in everyoneās you will need to sell the house and split it.

I think you need a good real estate attorney. The only thing is to walk away and destroy your credit ir ask them to buy you out so you can move on.
Sell, sell sell. Offer them x amount of dollars from the sale.
If they refuse walk away. Let the bank repo it. It will be a hit on your credit but happiness and peace of mind far outweigh credit score.

Force them to either buy you out or sell the house and split the equity if there is any. If there isnāt any I would say just walk away. But i would consult with a lawyer.
If the mortgage is in your name you have every right to evic them.
Put the place for sale tell them you will give them some $$$ to sign and then go separate ways

Stop Paying The Mortgage Eviction Will Happen . Save The Money You would Of Paid For Mortgage . When Itās Time for Everyone to get. Then go to the bank and pay the past due. The money you saved. And explain the situation to them. Iām sure theyāll understand and be happy to get rid of them crazy individualsā¦ It Will Cause You bad credit but that can be restored at the end.
